Before you buy
- Yes. There’s no citizenship, residency or visa requirement to buy a home on private land. Owning property doesn’t give you residency, and Israel has no golden visa.
- Foreign residents pay purchase tax at the higher rate that applies to additional homes, plus a lawyer, an agent, and inspection and registry costs. Rates and bands change over time, so ask your lawyer for the current total before you commit.
- Yes, provided you use your own independent lawyer (not the seller’s), get a fresh Land Registry extract before you commit, and confirm your lawyer’s trust account details by phone, on a number you already know, before every payment.
